National Projects Ignite Growth: High-End Medical and AI Clusters Take Shape in Southern Taiwan

The transformation of the Tainan HSR Special District is redrawing the urban map of Southern Taiwan at an extraordinary pace. As central and local governments, alongside private sectors, bring their blueprints to life, the region has officially entered its “harvest phase.” It is evolving into a premier international gateway, combining national strategic significance, a major transportation hub, and high-end medical resources—driving intense interest in the local real estate market.
From the Shalun Smart Green Energy Science City and the Academia Sinica Southern Campus to ICC Tainan, this “Golden Belt” paved by national budgets has transformed the district from a mere transit stop into a globalized city. The recent groundbreaking of the National Cheng Kung University (NCKU) Shalun Hospital, witnessed by President Lai Ching-te, marks the final piece of the “Medical, Technology, and Lifestyle” trinity. This facility will significantly enhance medical convenience for the Guiren and Rende districts, playing a pivotal role in elevating public resources and quality of life.
Under the “New Southern Silicon Valley Plan,” the Tainan HSR District is beginning its next chapter, fueled by national policy and funding. To accommodate the surging demand of the semiconductor and AI sectors, the STSP Phase 4 expansion has been officially submitted to the Executive Yuan, with development expected to begin in 2027. With tech giants like AMD, Wistron, and Phison Electronics establishing a presence, alongside the research prowess of NYCU’s Shalun Campus, a powerful “Industry-Academia-Research” magnet effect is taking hold.
As the high-tech cluster expands, the Tainan HSR District has become a preferred destination for tech talent and elite families, drawn by its high-efficiency commuting, low-density living environment, and maturing infrastructure. The “HSR Rear Station” living circle, in particular, has garnered market attention due to its highly concentrated amenities and promising prospects.
This vibrant living circle boasts the convenience of the Mitsui OUTLET PARK and will soon welcome Japanese retailers Nishimatsuya and LOPIA. Furthermore, Taiwan’s first K-12 Shalun School District adds significant value, offering a bilingual education system from kindergarten to high school. The high school curriculum features the OSSD (Ontario Secondary School Diploma) dual-credit system, allowing students to obtain a Canadian high school diploma—a key attraction for international talent and tech-driven families.
As construction dividends materialize, entry barriers to the real estate market are rising. Surging construction costs and land prices have turned the district’s previous “NT$300,000 per ping” price point into a historical floor. Consequently, move-in-ready homes that allow buyers to immediately benefit from infrastructure dividends have become increasingly rare in the market.
While recent transaction records in the area have climbed to the NT$400,000–$500,000 range, the project “Jia Shun Da Fu” (佳順大富) is entering the market at the NT$300,000 level during this critical valuation period. Unlike pre-sale properties that carry risks of construction delays or policy changes, completed homes offer immediate quality inspection. For homebuyers, 2-to-3-bedroom units with lighter financial entry points allow them to convert monthly rent into an asset that benefits from regional growth, inflation resistance, and long-term appreciation.
With national projects advancing and the AI industry landscape taking shape, the region is entering a phase of revaluation. Securing a position in “Jia Shun Da Fu” at this juncture offers an immediate advantage in capturing the next wave of development dividends in Southern Taiwan.
